Living in the Phoenix Valley, we are accustomed to running our air conditioners for the majority of the year. When the summer temperatures in Mesa or Chandler hit triple digits, your AC unit’s compressor works overtime to keep your indoor space comfortable. But what happens during our mild winters, crisp spring mornings, or cool autumn evenings?

If the temperature inside your building is 75°F, and the temperature outside is a pleasant 65°F, it doesn’t make sense to run a high-energy compressor to mechanically cool the air. Instead, wouldn’t it be smarter to simply open a window and let that cool air in?

That is essentially the job of an HVAC economizer. This clever component automates the process of using outdoor air to cool your space, providing what we in the industry call “free cooling.” While technically the fan still uses electricity, the energy-hungry compressor stays off, leading to significant energy savings.

What Is an Economizer?

An economizer is a mechanical device installed on your HVAC unit—most commonly on rooftop packaged units found on commercial buildings, though they can be adapted for some residential systems. It consists of:

  1. Dampers: Moveable plates that control airflow.
  2. Sensors: Devices that measure the outdoor air temperature and humidity (enthalpy).
  3. Logic Controller: A “brain” that compares the outdoor conditions to the indoor thermostat settings.

When your thermostat calls for cooling, the economizer checks the weather outside. If the outdoor air is cool and dry enough (for example, below 70°F with low humidity), the controller opens the outside air dampers and shuts down the compressor. The system’s blower fan then pulls this fresh, cool air directly into the building.

How “Free Cooling” Works in Arizona

In Arizona, we have a unique climate. While our summers are intense, we enjoy many months where the weather is perfect. From late October through April, daytime highs often hover in the 60s and 70s.

However, many buildings—especially commercial spaces in Tempe or Scottsdale—still generate a lot of internal heat. Lights, computers, machinery, and body heat from occupants can raise the indoor temperature quickly, requiring cooling even when it is 60°F outside.

Without an economizer, your AC would turn on its compressor to fight this internal heat, wasting electricity. With an economizer, the system recognizes that the outdoor air is already at the target temperature. It opens up, flushes out the stale, warm indoor air, and brings in the fresh, cool outdoor air.

Benefits Beyond Energy Savings

While lower utility bills are the primary driver for installing economizers, there are other significant benefits:

Improved Indoor Air Quality (IAQ)

Modern buildings are often sealed tight to prevent energy loss. This can lead to a buildup of CO2, odors, and volatile organic compounds (VOCs). Because an economizer brings in 100% fresh air when active, it dilutes these indoor pollutants, creating a healthier environment for your family or employees.

Extended Equipment Life

The compressor is the heart of your air conditioner and the most expensive part to replace. By allowing the compressor to rest during the cooler months while the economizer handles the load, you significantly reduce wear and tear. This can extend the lifespan of your HVAC unit by years.

Like any mechanical component with moving parts, economizers can fail. In fact, a broken economizer can do more harm than good.

  • Stuck Open: If the dampers get stuck in the “open” position during a dust storm or a 110°F heatwave, your system will suck in hot, dirty air. This overloads the system and sends energy bills skyrocketing.
  • Stuck Closed: If they are stuck closed, you lose out on the free cooling benefits and miss out on fresh air ventilation.
  • Sensor Drift: If the temperature or humidity sensors are not calibrated, the system might try to bring in outside air when it is actually too humid, making the indoor environment muggy and uncomfortable.

Because these issues often go unnoticed (the fan is still blowing, after all), regular professional maintenance is critical.
