The Phoenix Valley is a prime destination for winter visitors and second-home owners. From the golf course communities in Scottsdale to the quiet neighborhoods of Gilbert, many homes sit vacant for large portions of the year. Whether you are a “snowbird” heading north for the summer or a local taking an extended trip, leaving your home unoccupied requires more than just locking the front door.

One of the most common questions we receive at Shamrock Heating & Cooling is: “What should I set my thermostat to when I’m gone?”

It is a valid concern. You don’t want to pay for electricity you aren’t using, but turning your system off completely can lead to disastrous consequences. Proper management of your vacant property ensures that you return to a home that is just as welcoming as you left it.

Why You Shouldn’t Turn the AC Off

In many parts of the country, you can simply turn off the air conditioning when you leave for a month. In Arizona, however, our extreme summer heat makes this a dangerous gamble for your property.

If you turn your AC off completely during a Phoenix summer, indoor temperatures can easily climb above 100°F and stay there. This intense heat can cause significant damage to your second home:

  • Drywall and Paint: Excessive heat can cause drywall to crack and paint to peel.
  • Woodwork: Wood cabinets, flooring, and furniture can dry out, warp, or crack in the “oven-like” conditions.
  • Electronics: High temperatures can damage the sensitive components in TVs, computers, and smart home devices.
  • Appliances: Refrigerator seals can dry out and fail, and adhesives in various household items can melt.

To protect your investment, your home needs to “breathe” and maintain a safe baseline temperature.

When leaving your Arizona home during the warmer months (typically May through October), the goal is preservation, not human comfort.

We generally recommend setting your thermostat between 82°F and 85°F.

This range is the “sweet spot.” It is high enough to keep your energy bills manageable, but low enough to protect your cabinetry, artwork, and electronics from heat damage. It also keeps the air circulating, which helps prevent stagnant air and potential odors.

Additionally, ensure all windows are closed and locked. Close blinds and curtains to block direct sunlight, which significantly reduces the heat load on your house and eases the burden on your AC unit.

While our winters are mild compared to the Midwest, temperatures in the desert can drop below freezing overnight. If you are away during December or January, you still need to protect your home.

We recommend setting your thermostat to “Heat” at roughly 55°F to 60°F.

This prevents the interior of the home from getting too cold. While burst pipes are rare in modern Phoenix homes compared to colder climates, a hard freeze can still affect HVAC located in exterior walls. Keeping the house at a steady, moderate temperature acts as an insurance policy against unexpected cold fronts.

The Power of Smart Thermostats

If you own a vacation home, a Wi-Fi-enabled smart thermostat is one of the best investments you can make. These devices allow you to monitor and control your home’s temperature from anywhere in the world via your smartphone.

  • Remote Monitoring: You can check in to ensure the AC is running. If you see the indoor temperature spiking despite the system being “on,” you know you have a breakdown and can call for service immediately.
  • Humidity Alerts: Some thermostats monitor humidity levels, warning you if conditions become favorable for mold growth or if the air becomes dangerously dry.
  • Adjustments: If you see a heatwave coming in the forecast, you can temporarily lower the setting to give your house a buffer.

Before you head out for the season, a little preparation goes a long way toward preventing HVAC emergencies.

  1. Change the Filter: Install a fresh, high-quality air filter. A dirty filter can restrict airflow and cause the system to freeze up or overheat while you are gone.
  2. Clear the Condensate Line: Algae can build up in your drain line. If it clogs while you are away, the overflow can cause water damage to ceilings or floors. Pouring a cup of distilled white vinegar down the line can help keep it clear.
  3. Check Batteries: If your thermostat uses batteries, replace them with fresh ones to ensure the system doesn’t shut down due to power loss.
