Installing a new heating and cooling system is one of the most significant investments a homeowner in the Phoenix Valley will make. When you commit to a new air conditioner or furnace, you aren’t just buying comfort; you are buying peace of mind. A major part of that security comes from the HVAC warranty.

However, warranty documents are often filled with legal jargon and fine print that can be difficult to decipher. Many homeowners in Mesa and Scottsdale assume that “warranty” means “everything is free if it breaks,” only to be surprised by a bill for labor or refrigerants down the road.

The Two Main Types of Warranties

When you buy a new system, you are typically dealing with two distinct types of protection. Understanding the difference between them is crucial.

This comes from the company that built the equipment (the brand name on the metal box). It covers the equipment itself. If a specific part fails due to a defect in materials or manufacturing, the manufacturer will provide a replacement part at no cost.

2. The Labor (Contractor) Warranty

If a problem arises because a pipe wasn’t soldered correctly or a wire was loose, the installer fixes it. Standard labor warranties usually last for one year, though extended labor warranties are often available for purchase.

What Is Typically Covered?

  • Major Components: The most expensive parts, such as the compressor (the heart of the AC), the heat exchanger (in furnaces), and the evaporator/condenser coils, often have their own specific coverage terms. These usually range from 10 to 20 years, or even lifetime coverage for some heat exchangers.
  • Functional Parts: Smaller internal components like fan motors, capacitors, switches, and control boards are typically covered for 5 to 10 years, depending on the brand and registration status.

What Is Typically NOT Covered?

This is where confusion often arises. Just because the part is free doesn’t mean the repair is free. Unless you have an extended labor agreement, the following are usually the homeowner’s responsibility:

This is a critical step that many homeowners miss. Most manufacturers offer a “base warranty” (often 5 years) just for buying the unit. However, if you register the product online within 60 to 90 days of installation, that coverage often extends to 10 years.

Manufacturers build their equipment to last, but only if it is taken care of. Most fine print explicitly states that the warranty is contingent on proof of regular professional maintenance. If a compressor dies because the coils were clogged with dirt for three years, the claim may be denied.

Improper Installation

If a system is installed by an unlicensed contractor or a “handyman” who doesn’t follow manufacturer specifications, the warranty is invalid from day one. This is why choosing a reputable, licensed installer in Gilbert or Chandler is so important.

Using Off-Brand Parts

Home Warranties vs. Manufacturer Warranties
